With this barn you could have 720 Sq. ft. of first floor space and if you do half of the existing second floor (very nice floor joist) into 1 or 2 modest size bedrooms and small shared bath you could easily end up with almost 1100 sq. ft. of living space with no additions. You could also put a small open loft and stairs to second floor level in the remaining open bay and add another 150- sq. ft. or so.
