With this barn you could have 720 Sq. ft. of first floor space and if you do half of the existing second floor (very nice floor joist) into 1 or 2 modest size bedrooms and small shared bath you could easily end up with almost 1100 sq. ft. of living space with no additions. You could also put a small open loft and stairs to second floor level in the remaining open bay and add another 150- sq. ft. or so. Put your master bedroom and bath, kitchen/dining room on first floor under second for a more cozy feel and then let the great room do the talking. Add a tasteful shed addition (very cost effective and traditional way of adding more space) here or there and you could easily get your total sq. footage up to 1800 to 2000 sq. ft. of living space. Lots of options with smaller frames like this and they seldom come along with such big timbers and stunning existing second floor systems.
