    The house sits in a very private and quiet setting, nestled between rock cliffs and Beaver Creek, and provides a perfect location to promote rest and relaxation while at the same time be just a short drive to Canton, Gouverneur, Black Lake, Thousand Islands and the St. Lawrence River, Canada, and even the Adirondack Park. It is a 20-minute drive to SUNY Canton and St. Lawrence University and just a little further for SUNY Potsdam and Clarkson University. Between the slow pace set by the Amish and the quiet beauty of nature, you will find Beaver Creek House to be in a place where you can unwind from the rat race of modern civilization.

    The two-bedroom lodge has all cathedral ceilings, an additional open sleeping loft that opens to the great room below. The 16'x30' great room/dining room has a vaulted ceiling that has been combined with a new large sun room that also has an open beam roof rafters that we reclaimed from one of our barn restorations. The sun room has almost entirely glass walls and sliding doors that go out to a deck, all overlooking the stunning Beaver Creek landscape, hills and distant farms.  A short distance from the deck is a 50-foot walk-bridge that leads you to the banks of the Beaver creek and a panoramic view of literally miles of secluded marsh , wetlands and pine forest that Beaver creek meanders through. You will also find a dock there to fish from, cross country ski from, or take one of the most beautiful and peaceful private kayak or canoe rides of your life.

    You will see and hear many friendly Amish folks with their horse and buggies going over the iron grate bridge that abuts this property. You can also take a short drive or a bike ride to shop at the numerous Amish road side produce stands that are around the area. This is not a high tourist area like Lancaster County, PA.     The post and plank farmhouse was totally abandoned and lay in ruin when we purchased it several years ago. We did extensive cleaning of the property of thick underbrush, particularly along Beaver Creek, and also cleaned up the assorted trash that old abandoned farmhouses seem to accumulate over the years. The house was completely gutted, both inside and out, we repaired the stone foundation and floor joist and started a complete restoration of the property under the watchful eye of me, Dale Lehmer, owner of Antique Woods and Colonial Restorations. We have been restoring colonial homes and barns for over 35 years now and we are proud to bring this wonderful home back to life and offer it for resale. If you are a "Green" follower, you will be happy to know almost the entire house has been recycled.

MORE ABOUT THE FARMHOUSE

    The upstairs has a medium-sized Master Bedroom with a small walk-in closet. Outside the MB is a sitting room which we use as a reading and TV room. It leads to an open loft with railing that overlooks the great room downstairs. The reading room or the loft could be used easily as another bedroom(s), particularly for small children. All the upstairs rooms have cathedral ceilings and have knee-walls and ceilings clad in new 12-inch wide white pine boards. The upstairs rooms are not huge, but very comfortable, clean and cozy.beaver4

    The downstairs has a large country kitchen with new refrigerator and propane cook stove which will be sold with the property. We have ample oak kitchen cabinets along one wall, and we also plan to leave a beautiful corner cabinet and chimney cabinet with glass doors, custom made from aged barn wood. They really complete the colonial look of the kitchen and add a great deal of charm to this space. The downstairs also has a small bedroom with a full size built-in bed. The kitchen and great room have antique cypress on the walls. The sun room has a Comfort Glow gas stove to nestle by on cold winter nights. The great room/sun room has a new wall mounted air conditioner that cools this area when necessary.

ALL NEW ROOFS, BATHROOM FIXTURES, WINDOWS, INSULATION AND MECHANICALS

    All the windows in the house are newly replaced with thermopane high performance windows. We heavily insulated all the walls and roofs so the house heats very efficiently by the new central high-efficiency propane furnace. A new tin roof was also installed recently on the main house and 45 year architectural shingles with ice shield on the new sun room. All the other mechanicals are also new including the propane hot water heater, submersible water pump and well, septic system, entire electric system (200 amp service) including house wiring and light fixtures. There is one bathroom on the first floor with all new fixtures-- a shower- Jacuzzi/tub, sink and toilet and all new plumbing using freeze resistant pex tubing.

    The downstairs rooms have open beam ceilings. You will find many different kinds of vintage woods incorporated into the restoration of the Beaver Creek House. All the antique floors have been refinished. The exterior of the house has been done with reclaimed, weathered cypress (maintenance free) that was installed over rigid insulation and Tyvek.

    The house sits well off a small country road and is very private. There is approximately 3.5 acres of land with the house which is bordered by a rock cliff in the back, Beaver Creek and vast pasture and wet lands in the front, land locked woods on one end, and a small country road on the other end. Your privacy is completely protected here as far as new housing is concerned. There is a large yard with many perennial flowers, shrubs and trees, including two very large stately pine trees, and it is a very safe area for children.

    Over the past several years we have rented out Beaver Creek as a very successful vacation rental and have it rented out for much of this summer season - 2009. Because of this, we will need to schedule any closing date o the purchase of this property until after September or October 2009. We have included some of our past guests comments here to give you some idea of how other folks have seen and felt about their time here. We would also consider selling the house and business, including our domain name, web page, furnishings, etc. if someone would like to purchase it as a business or investment property for an additional reasonable cost.

KAYAKING AND CANOEING

    If you are a nature lover and enjoy secluded kayaking or canoeing, the property is a paradise. Beaver Creek is a small creek that has very slow current-- no rapids or white water. The creek meanders through a vast area of wetlands, marshes and pine forests that are very secluded. You may see a distant farm from time to time and that is about it. There are periodic rock cliffs and huge pine stands, and the creek is lined with water lilies, cat-of nine tails, and countless other aquatic plants and shrubs that we don't even know the names of.

    And, of course, there are also vast numbers of diverse birds and water foul that come with this kind of ecosystem. Beaver, fox, otters, coyote, deer and even bob cat and eagles have also been seen here. Beaver creek passes through about 3500 acres of the Beaver Creek State forest preserve that provides many hunting opportunities, and there is good fishing in these waters as well.
